  1. Enter the amount you would like to offer for the property. The seller will ask for a pre-approval letter from your lending institution if a mortgage is involoved or a proof of funds for cash offers.

  5. On October 3, 2015, strict regulations went into effect that govern the mortgage lending and closing process. Because of this, we strongly recommend a cushion of 45 days between a signed agreement and the closing date.
  6. FSBOHOMES.COM sellers typically have an existing home warranty policy that can be transferred to the buyers for a fee based on 14 month time periods. It can be purchased by either the buyer or the seller.
  7. Both the buyer and seller have closing costs associated with the real estate transaction. For the buyer, these fees are typically associated with the process of obtaining financing through a lender. In some instances, a seller will pay a portion of the buyer's closing costs. If this is the case, it is recommended to set a maximum amount that will be paid towards buyer closing costs.
  8. It is recommended that all properties receive a general home inspection so that both parties know the condition of the property prior to closing. In addition, some loans will require a pest inspection prior to approval.
